Second-Generation Floors in Blackhawk

Blackhawk homes are old enough that many garages are on their second or third floor finish, and that is where our epoxy flooring work usually starts. The first phase of the development opened in 1979 and building was completed in the early 1990s, so most garage slabs here are 30 to 45 years old. Many were painted or coated years ago. Those coatings are now peeling, stained or yellowed, and they need to come off before anything new goes down.

Removing what is already there

An old coating is a weak base. If we coat over it, the new floor only holds as well as the old one. Our usual steps on a Blackhawk recoat: 1. Test the old coating for adhesion in several spots 2. Grind it off fully, down to bare, open concrete 3. Repair cracks, chips and joints that were hidden under the old finish 4. Install a new base, a flake or color layer and a UV-stable topcoat

Removal is listed as its own line on your quote so you can see what it costs.

Working in a gated HOA

Wikipedia describes Blackhawk as a gated community governed by county rules and a homeowner association, with HOA dues paying for 24-hour security. In practice that means we need gate access for our crew and equipment, and we follow any rules on work hours, noise and parking. Send us your HOA's contractor guidelines when you book. We will confirm entry with security before the job day.

Large homes, large garages

Blackhawk was planned by Ken Behring's Blackhawk Development Corporation on land bought in 1975, and the plan was later cut to 2,400 homes. The 2020 census counted 3,515 housing units, with 90.6% of occupied homes owner-occupied. As of 2025, median house prices were over $2.4 million. Big homes mean big garages, and they often hold more than cars: golf carts, wine storage, gym equipment and collections. We can coat each section in the finish that suits it.

Golf carts and garage floors

The community has two 18-hole golf courses, and many homes keep a golf cart in the garage. Cart tires, battery chargers and occasional battery acid drips are hard on floors. We recommend a chemical-resistant topcoat in cart bays, and flake for grip and to hide tire marks.

Choosing colors under HOA rules

Garage floors are inside the home, but in a gated community the open garage door is part of the street view. Gray, tan and stone-toned flake blends are the common choice here because they pair well with neutral exteriors and hide light dust. If your association has a design review process for visible changes, we can supply color chips and product data for your application.

Patios with a view

With open space toward Mount Diablo State Park, backyard patios and pool decks get plenty of use and plenty of sun. Our Patio & Pool Deck Coatings add texture for wet feet and use UV-stable topcoats that keep color steady through the summer.

Blackhawk Questions

Can you coat over my old garage floor coating?

We do not recommend it. A 20- or 30-year-old coating is usually losing its bond somewhere, and a new layer will fail along with it. We grind it off, repair the slab and build a new system on bare concrete.

Do you handle the HOA and gate access?

We follow your HOA's contractor rules and coordinate gate access with security. Any architectural approval the HOA requires is between you and the association, and we provide product sheets and a written scope if you need them.

Will golf cart batteries damage a coated floor?

Battery acid can stain or etch some coatings. We use a chemical-resistant topcoat in cart bays and suggest a tray or mat under the charger area.
