One City, Two Generations of Concrete

Epoxy flooring in Dublin, CA means working on two very different sets of slabs. The first housing tracts went up in West Dublin in 1960, and ACS estimates show 13.4% of the city's homes were built in that decade. Then the city barely grew for a while. Building picked up again after incorporation in February 1982, and 60% of today's housing has gone up since 2000. A garage near Dublin Boulevard and a garage off Tassajara Road may sit five miles apart, but their floors need different work before a coating goes down.

West Dublin: slabs with a history

A 1960s garage floor has had six decades of oil drips, paint spills, water heater leaks and patch jobs. Many have been painted or rolled with a kit coating at least once. Some have settled at the door where the driveway meets the slab. What we usually do on these floors:

  • Grind off old paint and failed coatings down to sound concrete
  • Cut out and refill crumbling patches and chipped joint edges
  • Treat soaked-in oil spots so the base coat can bond over them
  • Check the door threshold for a lip or low spot where water sits
  • Recommend a full flake system, which hides an uneven surface better than a solid color

East Dublin: young floors, hidden sealers

The newer side of town is a different job. Wallis Ranch has about 816 units, with the first phase opening in September 2016, and Tassajara Hills added about 370 detached homes. One-third of Dublin's housing was built in 2010 or later. Those floors are flat and mostly crack-free, but builders often leave a curing compound or clear sealer on the surface. Resin sits on top of that film instead of soaking into the concrete. We grind the whole floor to remove it, even when the slab looks brand new.

Townhomes and shared drives

Attached single-family homes make up 16.8% of Dublin's housing, and apartment buildings with 50 or more units add another 16.4%. Many townhome garages here are one or two bays wide and open onto a drive shared with neighbors. On those jobs we plan the work around your neighbors. That means one vehicle spot for our equipment, vacuum-attached grinders to keep dust inside, and a cure schedule that tells you when you can park again. If your HOA limits work hours or requires a notice, send us the rules and we will follow them.

What moves under Dublin floors

Two things crack slabs in this city. The first is clay. A PG&E environmental report on the Tri-Valley found Diablo and Pescadero clays under its Dublin site and rated both as high shrink-swell, which means they expand in wet winters and pull back in dry summers. The second is the Calaveras Fault, which Wikipedia lists as passing through or near Dublin and which includes segments that move by slow creep. The PG&E report also places the active Pleasanton Fault about 3 miles from its Dublin site. Most cracks we see are thin and stable. We fill and coat over those. If a crack is wider at one end, offset from one side to the other, or growing, we show you and talk it through before you pay for a coating over it.

Matching the service to the space

  • Garage Floor Epoxy for the everyday two-car garage on either side of town
  • Epoxy Flake Floors when an older West Dublin slab has patches and wear we cannot fully hide
  • Polyaspartic Floor Coating for west-facing garage doors and families who need to park again in a day or two
  • Metallic Epoxy Floors for converted garages, home gyms and offices in the newer homes
  • Patio & Pool Deck Coatings for backyard slabs that sit in full summer sun
  • Commercial & Shop Floor Epoxy for the warehouses, offices and service spaces along Dougherty Road and Dublin Boulevard

Dublin as a workplace

The city's FY2025 list of top employers is led by the U.S. Government, a count that includes FCI Dublin, followed by Alameda County, the Dublin Unified School District, Ross Stores and Zeiss Meditec. Not all of that is our kind of work. Smaller businesses that rent space in the city are a better fit: break rooms, back-of-house storage, fitness studios and small service bays. Those floors need a coating that handles foot traffic, carts and cleaning chemicals, and many need to be done over a weekend. We schedule commercial work after hours when a business has to stay open.

Dublin Questions

My West Dublin garage has old paint on the floor. Can you coat over it?

Not over it. Old paint and kit coatings are the weakest layer on the floor, and a new system is only as strong as what it sits on. We grind them off, repair the concrete underneath and then build the new coating on bare slab. The removal work is listed as its own line on your quote.

My house in east Dublin is only a few years old. Does the floor still need grinding?

Yes. New slabs often carry a curing compound or sealer from the builder, and coatings do not bond well to it. Grinding takes that film off and opens the surface so the base coat can grip. It is the step that keeps a new-home floor from peeling at the tire paths.

Can you work in a townhome garage on a shared drive?

Yes. We keep our equipment and dust contained to your garage, plan where your cars go while the floor cures, and work inside any hours your HOA sets. Let us know the association's rules when you book the estimate.
