Where Homes and Plants Share the Map
San Leandro has needed tough floors for a long time, and epoxy flooring here splits between homes and working businesses. Wikipedia describes the city as long a site for food-processing operations. Ghirardelli, a Coca-Cola plant and 21st Amendment Brewery all operate here, and Maxwell House roasted Yuban coffee in San Leandro from 1949 until 2015. Meanwhile the population more than doubled after the war, from 27,542 in 1950 to 65,962 in 1960, which left the city with thousands of garages that are now well past middle age.
Business floors
Food, beverage and light industrial spaces put very different demands on a floor than a home garage does. Before we quote a commercial floor, we ask: 1. What gets spilled? Sugars, oils, cleaning chemicals and hot water all attack concrete in their own way. 2. How is it cleaned? Daily hose-downs and scrubbers call for a tough topcoat and the right texture. 3. What rolls on it? Forklifts, pallet jacks and carts need a thicker system with strong bond. 4. Can it shut down? We can phase work or use fast-cure products to shorten the downtime.
For these spaces we install commercial and shop floor epoxy, with slip-resistant texture where floors stay wet and coved edges where you want walls and floor sealed together for cleaning. We do not certify floors for any specific health code. If your inspector has requirements, share them and we will tell you plainly whether our system fits.
Garages from the 1950s
A large share of San Leandro homes date from that postwar decade. Their garage slabs commonly have:
- Shallow pitting and worn spots where cars have parked for 60 years.
- Old paint, sealer or kit coatings that are peeling.
- Cracks, including some that have been patched more than once.
Grinding removes loose material and old coatings. We fill cracks and pits, then lay down a flake or solid-color system. In a narrow garage, a lighter flake blend makes the space feel bigger and brighter.
Under Foothill Boulevard
The Hayward Fault's trace runs under Foothill Boulevard on the east side of the city. Homes near it can have slabs with older, offset cracks. We treat those with flexible filler and tell you if anything looks like it is still moving.
Close to the Bay
San Leandro sits at about 56 feet of elevation, with a shoreline marina and recreation area on the Bay side. Wikipedia notes an upper aquifer 50 to 100 feet below the surface. Low-lying garages can still pick up moisture from the ground in wet winters, so we test every slab before we coat it.
Rentals and owners
The city is close to evenly split between owners and renters, at 54.5% owner-occupied in 2020. Landlords often want a durable, neutral garage floor that cleans up fast between tenants. We are happy to quote either way.
Care after the coating
A coated floor is easy to keep clean, but grit is abrasive. Sweep or dust-mop often, and wash with water and a mild cleaner instead of harsh solvents. In a garage, put pads under jack stands and metal shelving feet. In a plant, keep scrubber pads matched to the topcoat and clean up chemical spills promptly. We leave a written care sheet with every floor, and we can recoat the topcoat later when a busy floor starts to look dull.

San Leandro Questions
Can you coat a floor in a food or beverage facility?
Yes. We install heavy-duty systems with slip-resistant texture and coved edges for frequent washdowns. Bring any inspector or code requirements to the estimate and we will tell you clearly whether our system meets them.
How do you handle an old San Leandro garage with peeling paint?
We grind the old paint and any failed coating off down to sound concrete, fill cracks and pits, and then install the new system. Coating over a failing layer would only fail again.
My house is near Foothill Boulevard. Does the fault affect my garage floor?
It can mean older, offset cracks. We fill those with flexible material and point out any that look active so you can decide what to do before coating.
