Clay First, Coating Second

Epoxy flooring in San Ramon has to deal with what is under the slab. A PG&E environmental report on the Tri-Valley maps the Clear Lake soil association across much of the San Ramon Valley and states that Clear Lake soils have high shrink-swell potential. These clays take on water in winter and dry out in summer, and the concrete above them flexes with that cycle. San Ramon also gets more rain than its Alameda County neighbors. Wikipedia lists an average of 26.46 inches a year, compared with about 14.5 inches in Pleasanton and Livermore. Wetter winters followed by dry summers mean bigger swings in the soil.

What that looks like in a garage

When we walk a San Ramon garage, we look for:

  • Thin cracks running from the corners of the slab or between control joints
  • Joint edges that are chipped or slightly higher on one side
  • A gap opening where the garage slab meets the driveway apron
  • Old coatings that cracked along the same lines as the concrete

Thin, flat cracks are normal and we repair them as part of the job. A crack with one side higher than the other, or one that has clearly grown, tells us the slab is still moving. We show it to you and explain the risk before quoting a coating over it.

The Calaveras Fault

Wikipedia lists San Ramon among the cities the Calaveras Fault passes through or near, and notes that parts of the fault move through slow, steady creep. That is one more reason we look at cracks one by one. It is also why we favor flexible topcoats like polyaspartic on San Ramon floors, since they tolerate small seasonal movement better than a hard, thick top layer.

Newer homes in Dougherty Valley

San Ramon grew from 72,148 residents in 2010 to 84,605 in 2020, a 17.3% increase, and Dougherty Valley High School opened in 2007 to serve the newer east side. Garages in those newer homes are usually in good shape, but the slab often still has its builder sealer. We grind every floor regardless of age so the base coat reaches bare concrete. Many of these homes have three-car garages, where one bay often becomes a gym or workshop. A metallic or solid color finish in that bay with flake in the parking bays is a popular split.

Bishop Ranch and business floors

Bishop Ranch is a 585-acre office park on land once owned by Western Electric, with major construction beginning in the early 1980s. The city's 2024 top employers include PG&E, Chevron, Robert Half and San Ramon Regional Medical Center. Office campuses like these have storage rooms, mail rooms, fitness centers and service areas on bare or worn concrete. Our commercial systems are built for carts, cleaning chemicals and steady foot traffic, and we schedule work outside business hours.

Choosing a system here

  • Epoxy Flake Floors where a slab has many repaired cracks, since flake hides repair lines well

San Ramon Questions

Will my coated San Ramon garage floor crack?

A coating follows the concrete. If the slab moves along an existing crack, the coating can show a line there too. Stable hairline cracks are repaired and rarely return. Cracks that are still active are pointed out before you buy, so there are no surprises.

Can one bay of my three-car garage be a different finish?

Yes. We often coat parking bays in flake and a gym or workshop bay in a solid or metallic finish. Each area gets the same grinding and base coat, and we set a clean dividing line between them.

Does San Ramon's winter rain affect when you can coat?

It can. Coatings need a dry slab and dry air, so after a heavy storm we check moisture before starting. Interior garages are usually fine within a few days of rain. Patios and pool decks wait for a dry stretch.
