A Railroad Town's Floors
Union City is a good place to see why epoxy flooring is not one product. Wikipedia describes it as a former railroad and steel town, formed when Alvarado and Decoto voted to incorporate in January 1959. About 6,000 people lived here then. By 2020 the census counted 70,143. That growth produced decades of garages in different styles, while the industrial side of town kept building shops, plants and warehouses.
Two histories, two kinds of floor
Industry. Alvarado was home to the California Beet Sugar Company, which began operating in 1870 as the first successful sugar beet mill in the United States. Decoto grew as a railroad hub. Later, Pacific States Steel occupied land behind today's Union City Station, and American Licorice has run its West Coast operations here since 1971. Industrial and shipping firms still work in the city.
Homes. Rail lines divide the East End and the West Side, and both are mostly residential. Most homes have an attached garage, and many have been used hard for years.
Shop and warehouse floors
For working floors we install commercial and shop floor epoxy systems built for traffic and spills:
- Thick, 100% solids base coats for forklift and pallet-jack use.
- Slip-resistant texture for wet or oily areas.
- Line striping for aisles, loading zones and walkways.
- Chemical-resistant topcoats for maintenance and parts areas.
We can phase the work so part of the building stays open, and we give you a written schedule before we start.
Home garages
Union City households tend to be large and busy, and the garage often holds a lot more than cars. A flake floor is our most common install here because it hides dust, tire marks and scuffs. For owners who want the garage back fast, a polyaspartic topcoat shortens cure time. In a garage that doubles as a gym or office, a metallic or solid-color finish gives a cleaner look.
Climate and curing
The city has mild weather. Wikipedia's Weather Channel figures show average highs of 77°F from July through September and about 58°F in January, with roughly 15 inches of rain a year and none on average in July. Most of the year is good for curing. In winter we check slab moisture and temperature on the day and reschedule if the floor is not ready.
Near the trains and the station
New development is going up around the BART station, including mixed-use units east of the station near Decoto Road. Newer buildings here come with young slabs that need their curing compound or sealer ground off before any coating will bond. Older homes need more repair. We check both kinds of floor the same way: a look at cracks, moisture and old coatings before we write a quote.
What our quote includes
Every estimate starts with a visit. We measure the floor, mark cracks, test for moisture and check for old coatings or sealers. For a business, we also ask about traffic, chemicals and cleaning routines. The written quote names the system, lists each prep step and coat, and gives one total. If we find something unexpected once the floor is bare, we explain it and write a change order you sign before we continue. Call (925) 666-7993 to book a visit.

Union City Questions
Can you coat a shop or warehouse floor in Union City while we keep working?
Often, yes. We can split the floor into sections, schedule evenings or weekends, and use faster-curing products. You get the plan and timing in writing first.
What garage floor works best for a busy household?
A full-broadcast flake floor with a clear topcoat hides dirt and wear well and adds some grip. A polyaspartic topcoat shortens the time the garage is out of use.
My home is brand new near the BART station. Does the floor still need grinding?
Yes. New slabs are usually sealed or troweled very smooth, and a coating will not bond well to that. Grinding opens the surface so the base coat can grip.
