A Floor That Hides the Everyday Mess

Epoxy flake floors are the finish most Dublin homeowners pick for a garage, and they work just as well in laundry rooms, side yards and workshops. Colored vinyl chips are thrown into a wet base coat until it is fully covered, then scraped smooth and sealed. The speckled surface hides dust, leaves and light tire marks between cleanings, and the texture gives you better footing than a plain gloss coat.

How a flake system is built

A flake floor has three main layers. First comes a pigmented base coat, rolled onto a slab that has been diamond ground. While it is still wet, flakes are broadcast by hand across the whole floor. When the base cures, loose chips are scraped and vacuumed off, leaving an even, rough surface. Then one or two clear topcoats lock the chips in and set the final texture. More topcoat means a smoother floor. Less means more grip.

Full broadcast or partial broadcast

A full broadcast covers the base completely, so all you see is flake. It is the more forgiving look in a busy garage and it adds the most texture. A partial broadcast scatters chips over a solid color for a lighter, more modern look, with the base color showing through. Partial floors are a little easier to keep shiny, but they show dust and scuffs more.

Choosing colors for a Tri-Valley garage

Many newer Dublin homes have light stucco, tan or gray exteriors, and the garage floor is often the first thing you see from the street when the door is open. Mid-tone gray, tan and mixed blends tend to hide the light dust that blows in during dry summers. Very dark floors show that dust and get warmer in direct sun. We bring a set of chip samples and set them on your slab so you can see them in your own light before picking.

Why the topcoat matters here

Flakes are vinyl and they sit right under the clear coat. If that clear coat is a standard epoxy and the floor gets afternoon sun through an open door, it can amber over time. Summer highs average 89°F in neighboring Pleasanton, and HomeGuide rates epoxy's UV resistance as poor to fair. We seal flake floors with a polyaspartic or similar UV-stable clear so the colors stay true.

Where flake floors make sense

  • Two- and three-car garages that also serve as storage or a gym
  • Laundry and mud rooms on a concrete slab
  • Side-yard and covered patio areas that see foot traffic
  • Workshops and hobby spaces where grip matters
  • Small commercial spaces such as studios, salons and dealerships

Caring for a flake floor

Sweep or blow off dust weekly and mop with a pH-neutral cleaner. Wipe up oil and fluids when you see them. Put a mat under the kickstand of a motorcycle and a plywood pad under car jacks so point loads do not gouge the coat.

What This Covers

A flake floor job includes prep, the full layered system and cleanup.

Slab grinding and repair

Diamond grinding to open the concrete, then crack and chip repair.

Pigmented base coat

A tinted base that matches the flake blend so any gaps do not show.

Full or partial flake broadcast

Chips broadcast to full coverage or scattered over a solid color.

Clear UV-stable topcoat

One or two clear coats, adjusted for the amount of grip you want.

Epoxy Flake Floors Questions

Are epoxy flake floors worth the extra cost?

For a garage, most people think so. HomeGuide lists decorative flakes as adding about $0.50 to $2.00 per square foot, and in return you get a floor that hides dirt and has more grip than a solid gloss coat.

Are flake floors slippery when wet?

They have more texture than a smooth coat. If you want even more grip, we use a thinner clear coat over the chips or add an anti-slip aggregate.

Will the flake colors fade in the sun?

The clear coat on top is what usually yellows, not the chips. We use a UV-stable topcoat on flake floors so sunlight through an open garage door does not dull them.

How long does a flake floor take to install?

Most garage flake floors take one to two days of work, depending on the prep and the products. With a polyaspartic topcoat, cars can usually return in 24 to 48 hours.

Can you add flakes to my existing epoxy floor?

Not directly on top. The old coating has to be well bonded and then sanded or ground before a new flake system goes over it, and if it is peeling it must come off first. We check this at the estimate.
