Coating Floors in San Lorenzo Village

Much of our epoxy flooring work in San Lorenzo happens on concrete that is more than 75 years old. In 1944, under contract to the U.S. Navy, the David D. Bohannon Company began building San Lorenzo Village. Wikipedia calls it one of the nation's first planned communities. The two- and three-bedroom homes housed workers for the East Bay's war industries, and building continued into the 1950s. Bohannon's pre-cutting approach, known as the California method, was later used in places like Levittown, Pennsylvania.

What an original slab looks like now

Wartime and early postwar garages were built quickly and to a budget. After decades of use, we often find:

  • A thin or worn top layer that has dusted or pitted.
  • Several generations of paint, some peeling and some still stuck tight.
  • Cracks that were patched with a mix that does not match the rest of the floor.
  • A low spot near the door where water and leaves collect.
  • Garages converted to rooms or workshops, with tile or carpet glue left behind.

None of that rules out a coating. It does decide how much prep the floor needs, and we price that prep in writing before we start.

How we bring an old floor back

First we grind the full slab to remove paint, glue and the weak top layer. Then we fill cracks and pits with repair material made to bond to old concrete, and grind those patches flush. Where the floor dips at the door, we can build it up so water drains out instead of pooling. Only then does the base coat go down.

For most Village garages, a flake floor is the best match. The chips cover the patchwork look of a repaired slab and give a uniform finish. If you use the garage as a gym or hobby room, a solid color with a clear topcoat gives a cleaner look.

Backyard patios

Many Village lots have a small concrete patio out back. Over time these slabs crack, stain and grow moss in shady corners. A textured patio coating in a light color gives the surface a fresh look and makes it easier to sweep and hose off. We leave expansion joints open where the slab needs room to move.

A dense, settled neighborhood

San Lorenzo is compact. The 2020 census counted 29,581 people on about 3 square miles, roughly 9,711 per square mile, with an average household size of 3.26. Homes sit close together and driveways are short. We keep equipment tidy, run dust collection on every grinder, and tell you up front which day the grinding will happen so you can give neighbors a heads-up.

Owners who stay

About 64% of occupied homes here were owner-occupied in 2020, and the homeowner vacancy rate was 0.5%. Many owners have been in their homes for years and want a garage floor that lasts. That is the case for doing full prep once instead of rolling on another coat of paint every few years.

Picking a color for a small garage

Village garages are not large, so color choice makes a real difference. A lighter flake blend brightens the space and makes it feel bigger. A darker blend hides tire marks and dust longer between cleanings. If you park a car and also use the garage as a laundry or hobby area, a medium blend is a good middle ground. We bring sample boards so you can compare them under your own garage lights before you choose.

San Lorenzo Questions

Is an original 1940s garage slab too old to coat?

Age alone is not a problem. What matters is whether the concrete is sound. Most Village slabs can be ground, repaired and coated. If a section is badly broken or sinking, we will tell you it needs replacing first.

My garage was converted to a room and has carpet glue on the floor. Can you remove it?

Yes. We grind off adhesive, paint and old coatings as part of prep. Heavy glue takes extra time, which we include in the written quote.

Can you fix the low spot by my garage door where water collects?

In many cases we can build up a shallow dip with repair material before coating so water runs out. Deeper settlement may need concrete work, and we will explain the options at the estimate.
